Guides for shop owners · Massachusetts and Connecticut

My lease is ending. Should I sell the shop before it does?

A lease ending forces a decision, but it doesn't have to be a bad one. A shop with a lease in place is easier to sell than one with no lease at all, so timing matters.

If this sounds like youThe end of your lease is coming and the clock is running. You don't know if you want to sign another five years, and you don't know what else to do.

Your options

What you can do.

OPTION 1

Renew and keep going

Buys time, but you're committing for years.

OPTION 2

Sell before the lease runs out

A buyer may take over or sign a new lease with your landlord.

OPTION 3

Move the shop

Costly and hard on customers, but sometimes worth it.

OPTION 4

Close at the end of the lease

Simple, but you walk away with little.

Before you decide

What to watch for.

  • Read your lease for renewal options and transfer rules.
  • Talk to your landlord early about what they'd accept from a buyer.
  • Start talking to buyers well before the end date.

Questions

Quick answers.

Can I sell my shop if I don't own the building?

Yes, but the buyer will care a lot about the lease. Some will want to buy the building from your landlord.

Should I sign a new lease before I sell?

It depends. Talk with your own lawyer and a buyer before signing anything long.
